What a Space Audit
gives you.
The format of the report a client receives after a Space Audit site visit, shown with illustrative content for a typical Dubai villa.
The structure below is the real report format. The content is illustrative and does not describe a client’s property.
1. Your brief, in your words
“The living room is lovely in the morning and unbearable by mid-afternoon. We never use the dining room, the kitchen is too small, and we want the house to work when our parents come to stay for months at a time.”
2. What works, and should be kept
- Generous ceiling height and good cross-ventilation on the first floor.
- Bathrooms in good condition; no need to replace.
- A shaded side garden that could become an outdoor room.
3. What is not working
- Glare and heat: the living room faces west with unshaded glazing; it is used for about half the day.
- Movement: the kitchen is 14 steps from the dining table, through the living room, so the family eats in the kitchen.
- Storage: no place for suitcases, school bags or bulk shopping; it spills into the guest room.
- Long stays: visiting parents sleep upstairs, and the stairs are already difficult for them.
4. Three options
| Option | What changes | Disruption | Approvals | Relative cost |
|---|---|---|---|---|
| A. Refine | External shading, rearranged living room, storage wall | Low; live in throughout | Community approval for shading | Lowest |
| B. Reconfigure | A plus: kitchen and dining merged, ground-floor guest suite created from the study | Medium; about two months of works | Community and developer | Middle |
| C. Extend | B plus: a shaded garden room extension | High; move out during works | Developer and authority | Highest |
5. Our recommendation
Option B. It solves every item in the brief, keeps the bathrooms and structure, and creates the step-free guest suite the family will need again later. Option C adds area the family does not yet need.
6. Next step
Confirm the developer’s alteration rules and request the original drawings, then move to concept design for Option B. A life-stage master plan can be added so the guest suite also serves the family in 20 years.
